downpayment.ai is not a lender, broker, or mortgage originator. Nothing on the Service is a loan offer, commitment to lend, pre-approval, or guarantee of eligibility. Program information is provided for educational purposes only. Actual eligibility for any program is determined by a licensed lender, and all programs are subject to availability, income verification, and lender approval.
Information provided by the Service — including AI-generated responses — is not financial, legal, tax, or investment advice. You should consult a licensed professional before making financial decisions.
You are interacting with an AI assistant, not a licensed loan officer. The AI may make mistakes or be out of date. The AI is prohibited from quoting specific interest rates, APR, points, or fees, and from stating or implying that you qualify for any program. Always verify information with a licensed professional.

Loan officers are independent third parties; downpayment.ai is not responsible for their conduct, advice, products, pricing, or services. Your relationship with any loan officer is solely between you and them.
The Service is operated in compliance with the federal Fair Housing Act and equivalent state laws. We do not discriminate based on race, color, national origin, religion, sex, disability, or familial status, and we do not collect or use such information for matching.

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT PROGRAM INFORMATION WILL BE COMPLETE OR CURRENT.
TO THE FULLEST EXTENT PERMITTED BY LAW, DOWNPAYMENT.AI AND ITS AFFILIATES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE.
You agree to defend, indemnify, and hold harmless downpayment.ai from any claims, damages, or expenses (including reasonable attorneys’ fees) arising out of your use of the Service or your violation of these Terms.
We may modify or discontinue the Service at any time. We may also update these Terms; material changes will be reflected by updating the “Last updated” date above. Your continued use after changes become effective constitutes acceptance.
These Terms are governed by the laws of the State of Washington, USA, without regard to its conflict-of-laws principles. Any dispute will be resolved in the state or federal courts located in King County, Washington.
